Anfa Realties has put a new batch of land plots on the market in Dar Bouazza to bring more everyday services to one of Morocco’s fastest-growing coastal towns.

The offer targets land for public and private facilities, as well as service activities, with a clear focus on health, education, shops and well-being. The company says the move is meant to keep pace with local demand as the area continues to expand.

Dar Bouazza is now home to more than 200,000 people. Almost a quarter are under the age of 15. That young and rising population has pushed demand for nearby clinics, schools and basic services, at a time when the town is also seeing major urban and infrastructure upgrades.

Anfa Realties says the land offer is designed to help structure a proper local services network, rather than forcing residents to travel to Casablanca for daily needs.

Several types of plots are on offer, all within clearly defined planning rules.

The first group includes land for shops and services in the D2S zone. Plot sizes range between 400 and 450 square metres. Buildings can go up to ground floor plus one level, with a basement allowed. Access is mainly via the 60 metre-wide Azemmour road, with some plots also served by a 30-metre road linking into it.

A second plot is set aside for a private clinic under the EPIG category. The land covers 1,677 square metres and sits near the corniche, just behind the seafront. Planning rules allow a building of up to two floors plus a basement, with around 3,000 square metres of buildable space, subject to height and setback limits.

There is also land reserved for a school. The plot spans 2,476 square metres, with construction planned up to one floor plus a basement. Access is provided by two public roads, one 30 metres wide and another 16 metres wide, to ease traffic flow.

Finally, Anfa Realties is offering an existing building of 808 square metres that could host a fitness club or a wellness centre, set within a residential area.
