AEDGE Partners has launched a new private residential development near Marrakech made up of 52 villas, with prices starting at 4.6 million Moroccan dirhams ($460,000).
The project, called Botanik Garden, is located on the Route d’Amezmiz, a road leading from Marrakech towards the Ourika Valley and the Atlas Mountains. The site is around 10 minutes from Marrakech Menara Airport and five minutes from Boulevard Mohamed VI.

The gated development will include four types of villas, with built areas ranging from 375 to 530 square metres. Plot sizes range from 412 to 1,810 square metres depending on the model.
The Jennah villa offers 530 sq m of built space on plots between 721 and 1,158 sq m, with four suites and large reception areas.
The Noor villa has 522 sq m of built space on plots ranging from 856 to 1,810 sq m.
The Ayla villa provides 446 sq m of built space on plots between 502 and 752 sq m.
The Lyne villa has 375 sq m of built space on plots between 412 and 442 sq m.
The master plan was designed to integrate buildings with landscaped gardens, using patios, interior courtyards and terraces to connect indoor and outdoor spaces.
The project was designed by architect Kacem Benhayoun. Interior design was developed by Yasmine Benmoussa and Yacout Benmoussa of Studio Cays. Each villa includes a private swimming pool. The development will also feature a padel court, children’s play areas and shared landscaped spaces.
