In a groundbreaking move for Morocco’s high-end tourism sector, Mauritius-based Beachcomber Resorts & Hotels has partnered with Yamed Investment Management to finalize a “sale-and-leaseback” deal for the iconic Fairmont Royal Palm Marrakech. This strategic collaboration aims to strengthen the resort’s market position through a major expansion project.

The first phase of this partnership involves the transfer of the Fairmont Royal Palm Marrakech, a luxury resort with 134 rooms, to a Real Estate Investment Trust (REIT). Beachcomber will retain a 49% stake, while Yamed’s fund, structured by Yamed Investment Management, will hold a 51% share. This arrangement aims to optimize asset management, free up capital, and ensure Fairmont Hotels & Resorts continues to oversee operations.

As part of the agreement, a new luxury hotel with 150 rooms will be developed on the site. This expansion will be financed by Yamed (51%), Beachcomber (40%), and Domaine Palm Marrakech (9%), a subsidiary of Semaris Ltd. Both hotels will operate under the prestigious Fairmont brand, further bolstering Marrakech’s appeal as a global luxury destination.

This partnership aligns with Morocco’s rapid growth in the hospitality sector. With an influx of international visitors drawn to its rich heritage, Marrakech has solidified its reputation as a cultural and tourist hotspot. Beachcomber aims to harness this momentum, benefiting from Yamed’s expertise in real estate development, project management, and asset structuring.

For Yamed, this venture enhances its portfolio by adding high-value hospitality assets. Investing in landmark properties like the Fairmont Royal Palm Marrakech strengthens its diversification strategy and positions the company to capitalize on high-potential sectors.

The agreement is subject to regulatory approval and other conditions. Once finalized, the project could usher in a new era for luxury hospitality in Morocco, creating significant economic and tourism benefits for the region.
